Boston Housing Market Update: Inventory Rises as Summer Heats Up

Boston’s summer real estate market is showing signs of becoming more balanced, with inventory rising while prices remain elevated.

Active listings increased 13.6% year over year in June, giving buyers more choices than they had a year ago. 

However, Boston’s median list price remained high at $825,000, despite a modest 3.5% year-over-year decline. Homes also spent more time on the market, with the median increasing to 37 days.

For sellers, the message is clear: pricing matters more than ever. For buyers, increased inventory may provide more time to compare homes and negotiate—but Boston remains a premium market where desirable, well-priced properties can still attract strong competition.
